Technical expertise to assist client organisations in establishing detailed water risk assessment for all site water systems.

Legionnaires disease is a severe pneumonia which can result from exposure to legionella bacteria found in building water systems. Infection is caused by breathing in small droplets of water contaminated by the bacteria. Anyone can get infected but those most at risk include elderly people, smokers and those suffering from respiratory ailments. The bacteria thrives at temperatures between 20°C and 45°C but is killed at higher temperatures.

It is your duty under the Health and Safety at Work etc Act 1974 to put a scheme in place to control the growth and multiplication of legionella bacteria, in accordance with Legionnaires Disease Approved Code of Practice L8.

We are able to consider all available options and assist our clients in implementing the most appropriate Legionella risk control programme for their particular location.

Legionella Monitoring

We provide the technical expertise to assist clients in developing and implementing management solutions to improve all aspects of their water quality.

We will conduct a Legionella Risk Assessment within your property which will identify levels of risk. Following the assessment any requirement for cleaning, disinfection and refurbishment will be identified and a programme for future monitoring will be recommended:

Building managers are provided with a water system log book, which can be either a paper or an electronic version, which is used to store the records of Legionella control monitoring tasks carried out, this would include;

  • Weekly flushing of little used outlets
  • Monthly temperature test results of representative outlets
  • Quarterly descaling of shower heads and spray taps
  • Annual inspection of calorifiers
  • Annual water storage tank inspection
  • Periodic legionella risk assessment review
  • A Water Hygiene Surveyor will visit the site at regular intervals to ensure that risks are kept in control.

Temperature and conditions will be compared with parameters detailed in L8. If conditions are identified which could possibly lead to the growth of Legionella bacteria then recommendations will be made to minimise the risk. Training can be given to your staff to enable them to carry out some of the periodic monitoring tasks.
